What kind of pets do you allow? Do you permit exotic pets?

No exotic pets.

How many pets may I have?

Are there any deposits, special fees, or monthly charges to have a pet?

Yes. $20 monthly pet rent per pet and a one-time $250 non-refundable pet fee.

What must I bring with me to tour an apartment?

Government Issued ID

What are your fees and monthly charges?

$7 trash fee and $2.10 pest control.

What are the income and credit qualifications?

Lease holders must make at least 3 times the monthly rent of the apartment.

What is acceptable “proof of income” to sign a lease?

If your application is accepted or accepted with conditions, prior to moving in to the community, we will require verification of income by presenting your three most current pay stubs. The total monthly combined income must be at least three (3) times the amount of the monthly rent for the home you have chosen. If applicants are self-employed or receive money from non-employment sources, one of the following proofs of income will be required through copies of the previous year’s tax returns

What happens if I qualify for an apartment, but my roommate does not?

Both roommates must meet rental qualifications in order to move in to the community.

Is my security deposit totally refundable?

Yes but we also offer a non-refundable alternative through SureDeposit. Ask your Leasing Consultant for more details.

If I get a job transfer, can I break the lease?

All leases may be terminated. However, residents are required to give 60 days' notice and pay rent throughout the notice, and will be charged a termination fee equal to one month’s rent, must pay back any concessions, and forfeit their termination fee.

Can I change to a month-to-month lease plan after my first year?

Residents may go month-to-month at the end of any lease term.

What utilities are included in my lease?

None

How long is the term of the lease?

We offer 3 to 13 month lease terms.

Do you accept leases for short terms?

No

Am I required to have renter’s insurance?

Yes

Do you offer furnished apartments?

No

Do you offer corporate apartments?

No

If something needs to be repaired in my apartment, how do I report it?

When is my rent payment due?

The 1st of the month

What day of the month am I liable for a late charge?

Will you accept electronic payments from my bank?

No

Is there a place where I can pay my rent after office hours?

There is a person who might be staying with me for a while, is that permitted by the lease?

Guests may only stay up to 14 days without being added to the lease.

Do you have reserved parking?

No but residents may rent a covered parking space within the community.

I have a motorcycle, where can I park it?

In any unreserved parking space.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes

Can I install my satellite dish at my apartment?

Management will permit the installation of one (1) satellite dish per apartment in accordance with FCC and local access laws. Not all of our apartments are suitable to satellite reception and we cannot guarantee that satisfactory transmission will be received. There are limitations on how and where a satellite dish can be installed and Management requires that lease holders sign the appropriate satellite dish addendum to the Rental Agreement...

Yes but are responsible for priming the painted area back prior to move out.
